Why Spectra?

Most people we work with are referred to us by someone who has worked with us in the past.  For us this is the best compliment we can receive. 

At Spectra Mortgage we form relationships with our clients, we take the time to understand our client’s needs, educate them on their options, answer their questions and provide a level of service that far exceeds a retail bank or credit union.  We are available when our clients need us to be available, including evenings and weekends.

Qualifying for a mortgage and selecting the right mortgage has become more challenging over the past several years.  At Spectra Mortgage we work with 5 to 10 different banks.  Although many of the loan products offered are similar, different banks may enforce different requirements or may treat loans with certain characteristics differently.  For example, business owners may have a more difficult time at certain banks due to additional documentation requirements.  At Spectra Mortgage we work to find the most appropriate loan program and identify the bank that will provide the best opportunity for approval.  After taking these considerations into account we then attempt to find the bank that offers the best combination of interest rate and costs.  This model is clearly superior to a borrower working through the retail channel at an individual bank or credit union that can only offer the loan products, rates and fee structure of a single bank.  If a borrower doesn’t qualify for that bank's programs or the interest rates and/or costs are not competitive, the borrower loses. 

All of the Loan Originators at Spectra Mortgage Corporation are licensed by the Colorado Division of Real Estate.  In Colorado, loan originators are required to have a background check, register with the State, complete 40 hours of education, pass an exam, obtain a surety bond and maintain errors and omissions insurance.  Loan originators that are employees of banks and credit unions have none of these requirements.  Additionally, Mortgage Brokerage Companies are required by Colorado law to fully disclose their compensation on each loan transaction to the borrower while Banks and Credit Unions are not required to disclose any of the compensation they receive, including but not limited to the servicing released premiums they receive on every loan.
